Real results from a recent job. Soft wash removes years of biological growth completely — killing it at the root so it doesn't grow back within months the way pressure washing results do.
Oxidation is a natural chemical process that affects metal and painted surfaces when they're exposed to UV radiation, heat, oxygen and moisture over time — all of which Queensland has in abundance.
On colorbond roofs, gutters and fascia, oxidation causes the protective paint binder to break down. The pigment separates and rises to the surface, leaving behind that distinctive chalky, faded, powdery appearance. Run your hand across an oxidised colorbond surface and you'll see the colour come off on your fingers — that's the oxidised paint layer.
On rendered walls, oxidation combined with weathering causes the surface coating to lose its sheen and take on a dull, streaky or discoloured appearance that regular washing alone won't fix.
Light oxidation — which is what we treat — is the early to mid stage of this process. The surface looks faded and chalky but the underlying paint and substrate are still sound. At this stage, professional oxidation removal can restore the surface without any repainting.
Heavy or severe oxidation — where the paint has broken down deeply or the substrate is exposed — is beyond the scope of our treatment and typically requires repainting or resurfacing. We'll assess this honestly when we quote.
Chalky or powdery residue — colour transfers onto your hand when you wipe the surface
Faded colour — your colorbond was once a deep, rich colour and now looks washed out or pale
Dull, flat appearance — the original sheen or satin finish has disappeared
Streaking after rain — oxidised pigment washes down onto walls and gutters leaving chalky streaks
Uneven colouring — some areas more faded than others, usually sun-facing roof faces
Age 10+ years — most colorbond roofing begins showing oxidation between 10–20 years depending on exposure and quality
We're upfront about what our treatment can achieve. Here's an honest guide to what gets great results versus what needs repainting.
The most common surface we treat in Queensland. North and west-facing roof faces oxidise fastest due to UV exposure. Our treatment removes the chalky layer and restores depth of colour significantly.
Gutters and fascia boards are often the first place oxidation becomes noticeable — they're exposed on all sides and age quickly. Treatment restores their original appearance and reduces chalk streaking down your walls.
Rendered and acrylic-coated walls lose their sheen over time and develop a dull, streaky appearance. Our treatment addresses surface oxidation and weathering to restore a cleaner, more consistent finish.
Colorbond fascia, bargeboards and trim pieces that have become dull and faded. These smaller elements make a big visual difference when restored — tightening up the whole look of your roofline.
Oxidation removal is available as an add-on to any Burnett 2 Bay cleaning package — not as a standalone service.
Must be combined with an Essential Clean, Roof & Solar Pro, or Total Property Clean package
Want to combine oxidation removal with a full clean? Our Total Property Clean package from $1,199 covers your house wash, roof clean, gutters and solar — add oxidation removal from $299 and get everything done in one visit.
View All Packages →On light to moderate oxidation, the results can be dramatic — significantly restoring depth of colour and removing the chalky, faded appearance. However, it won't fully replicate a freshly painted surface. We're honest about expected results at the time of quoting so you know exactly what to expect.
A good test: run a damp cloth firmly across the surface. If colour transfers onto the cloth and the surface looks noticeably better immediately after, it's likely light oxidation that we can treat. If the surface looks the same or there's bare metal showing, it's probably beyond our treatment. We'll assess this properly when we come out to quote.
Results vary based on the surface condition, age and ongoing sun exposure. On a well-treated colorbond roof, results typically last 2–4 years before oxidation begins to reappear. Repeating treatment at that point is far more cost-effective than full repainting.
No — oxidation removal is only available as an add-on to one of our cleaning packages. This is because proper oxidation treatment requires the surface to be thoroughly cleaned first, which is included in all our packages. Treating an oxidised surface that hasn't been properly cleaned first produces poor results.
Yes — our treatment works on all colorbond colours. Lighter colours like Surfmist and Classic Cream show the most dramatic improvement. Darker colours like Monument and Night Sky also respond well, though the chalking is sometimes less visible on darker shades to begin with.
Yes — oxidation removal is available across all our service areas including Redlands, South Burnett (Kingaroy, Nanango, Blackbutt, Yarraman) and Somerset (Esk, Lowood, Kilcoy and surrounds). Travel fees may apply for more remote locations.
