Most homeowners assess their roof's condition from ground level — and that's actually enough to identify the most important signs that a professional clean is needed. This guide covers the six key visual signs that tell you your roof is due for a clean, and why catching them early makes the cleaning easier, the results better and the overall cost lower.
Dark streaks running down your roof tiles in the direction of water flow are the signature of Gloeocapsa magma algae — the most common roof organism in Queensland. If you can see these streaks from the street, the colony is well established. Earlier treatment means less dwell time required and results that last longer after cleaning.
Green discolouration on roof sections — particularly shaded areas near the gutters, in roof valleys or on south-facing aspects — indicates algae and potentially moss. Green growth visible from the street typically means the colony is at least 6 to 12 months established.
Lighter grey or white patchy areas on tiles, particularly on concrete tiles, often indicate lichen — the most damaging growth type. Lichen produces a greyish-white colour as it grows across the tile surface. This is the sign that most urgently warrants professional treatment as lichen causes physical damage to tile surfaces.
If your roof looks significantly darker than it did a few years ago and you haven't had it cleaned recently, biological growth is the most likely cause. Gloeocapsa magma, algae and grime build up progressively and can make a roof look substantially darker and older than its actual condition warrants.
If you notice water overflowing from gutters during rainfall, the gutters are blocked — typically by leaf debris and organic matter. If you can't remember the last time your roof was cleaned, or it's been more than 18 months, it's almost certainly due for attention. Biological growth that's been establishing for 18+ months will be more entrenched and require more treatment than growth addressed at 12 months.
Look for: dark or black streaks; green patches; grey or white patchy areas (lichen); overall darkening of the roof; gutters overflowing during rain; and whether it's been more than 18 months since the last clean.
A quick visual check from street level twice a year is sufficient for most properties. Early signs of growth caught at 6 to 12 months are significantly easier to address than established colonies at 24 months.
Lichen in particular causes progressive physical damage to tile surfaces the longer it's left. Deep-seated growth also requires more chemical treatment and may leave more visible marks after cleaning. Early treatment is cheaper and produces better results.
